Thônex is a residential commune on the left bank, next to Annemasse and the Haute-Savoie. Its building stock is split in two. On one side stand the villas of the Belle-Idée and Pallanterie areas, with the Communes-Réunies streets nearby. On the other, the 1970s and 80s condominiums along the avenue de Thônex, plus the new developments that grew around Belle-Terre once the Léman Express station opened. So many surfaces. None of them calls for the same preparation.

Thônex has more than one face

To the east, the residential streets. Belle-Idée, the Pallanterie, the Communes-Réunies blocks: detached villas built between the 1950s and the 1990s, often lived in by the same families for years. The stock here is mixed. Some homes have been extended over the decades, and every surface needs a look before pricing. To the west, it feels like another commune. The Belle-Terre eco-district and the CEVA Léman Express station have densified the western edge since 2019, bringing new flats with contemporary finishes, stretch ceilings and eco-friendly paints. Between the two sit the shopping centre and the 1970s-80s condominiums along the avenue de Thônex and the rue de Genève.

How we work on site

The work changes with the surface. On a 1970s villa, we probe and fill, sand, then apply primer and two coats. In a new Belle-Terre flat, the job is mostly protecting a stretch ceiling and holding an even finish over surfaces that are already smooth. Before we wrap up, every wall gets checked under raking light. The protocol stays the same from one job to the next, and one contact stays on your file throughout.

Two rhythms to reconcile

Thônex moves at two speeds. Villa projects are planned well ahead, free of any rental deadline. Condominium turnarounds fit into the short window between tenants, mostly from June to September. We adjust to both. Move-ins at Belle-Terre arrive in waves, and they are best anticipated several weeks out.

Access and logistics

How do you approach a 1970s villa in Belle-Idée that hasn't been repainted in decades?
It all starts with the state of the surfaces. We look for cracks and the areas that have shifted. We fill and sand, then degrease where it's needed before the first coat. Period woodwork and radiators get a bonding primer. The aim is a sound, lasting base. Not just a wall that looks new on day one.
Do the stretch ceilings in the new Belle-Terre flats call for special care?
They do. A stretch ceiling is fully protected before we touch the walls, because paint splashes can't be undone on that surface. We keep the roller close to the corners, with sheeting taken right up to the joint. We check the result under raking light before pulling the protection off.
Can I stay in my flat while the work is going on?
In most cases, that works. We split the site into zones and protect the floors. Each evening you get a liveable space back. The paints we use are low-odour and low in VOCs, so drying rarely keeps you out of the room.
How do you hold the schedule on a between-tenancy turnaround on the avenue de Thônex?
After the visit and the quote, we plan the work for the gap between the old and new lease, setting drying times around the date of the inventory.
