1. Walls

  • No unfilled holes (anchors, screws, fixings).
  • No deep scratches or impact marks on the wall.
  • No furniture marks (faded rectangles behind former furniture).
  • No stains of unknown origin (sauce, coffee, ink, dirty fingers).
  • No watermarks (signs of old or recent moisture).
  • Even colours throughout the room (no mismatched wall section).
  • Proper coverage (no roller marks, no thinner areas).
  • Clean edges around sockets, switches and reveals.

2. Ceilings

6 points to check by looking up, in daylight.

  • No visible cracks in daylight.
  • No signs of water ingress (yellow or brown watermarks).
  • No smoke marks (kitchen, living room).
  • No flaking or blistering paint.
  • Older touch-ups invisible at standing eye level.
  • Ceiling even in shade and sheen.

3. Woodwork

7 points: doors, door frames, skirting boards, surrounds.

  • Interior doors: no flaking, no runs, no rough touch-ups.
  • Door frames and reveals: cleanly painted, no smudges.
  • Skirting boards: unscratched, clean, evenly painted.
  • Radiator covers (if painted): no heat-related flaking.
  • Window surrounds: painted with no missed areas, sealant intact.
  • Interior shutters or louvres: painted with no runs, fully functional.
  • Interior railings / handrails: evenly painted.

4. Floors

4 points

4 points (outside the painter’s scope, but to include in the report).

  • Parquet: no paint stains, sealing intact.
  • Tiling: no paint stains, clean grout.
  • Linoleum / PVC: no paint stains, no tears.
  • Floor skirting boards: clean and aligned.

5. Documents and warranties

5 points

5 documents to gather to secure what follows.

  • Dated and signed painting condition report.
  • Invoice for the painting work (outgoing tenant if at their expense; homeowner or property manager if a full refresh).
  • Painter’s warranty certificates (2-year legal warranty, Art. 371 CO).
  • Dated photos of any defects, archived.
  • Signed quote (if repainting is at the outgoing tenant’s expense).

Practical notes — normal wear or damage?

  • Normal wear (not chargeable to the outgoing tenant): slight yellowing in the kitchen, typical furniture marks, fine shrinkage cracks in the structure.
  • Damage: unfilled holes, personal colours, heavy stains, marked impacts.
  • In the event of disagreement, reference is generally made to the trade’s standards of good practice and to the recognised benchmarks applicable to tenancies; a tenants’ advisory service can help settle the matter.
  • Lifespan of interior paint in a rental: a 5-to-7-year benchmark is often used depending on use, with no contractual value.
