The Canton of Geneva covers 282 km², 45 communes and close to half a million residents. Its building stock is anything but uniform. You move from the Haussmann-era blocks of Les Tranchées to the modern estates of Le Lignon or Les Avanchets. Then to the 1970s co-ownerships of Lancy and Onex, or the villas of Cologny and Vandœuvres. The new-build programmes of La Praille and the Pavillon-de-Sécheron add a third register. For a painter, every commune sets its own constraints. The type of building, the site access, the pace of re-lettings. A base in Le Lignon, a canton to cover

Renovhome SA has its head office at Route du Bois-des-Frères 32, 1219 Le Lignon. The location is central. From there, most communes are 10 to 25 minutes away, with direct access to the route de Vernier, the Meyrin slip road and the pont de la Jonction. The equipment store sits on site, which cuts out most travel time on jobs.

Older and Haussmann-era buildings

Les Eaux-Vives, Champel, the Vieux-Carouge, certain streets of la Servette and Plainpalais still hold pre-1930 stock. Traditional plaster, generous ceiling heights, mouldings and solid parquet. Here we start by matching the primer to the old substrates. Joints against woodwork are treated separately. Ceilings often carry the marks of old leaks, which have to be consolidated before any coat goes on.

Estates and co-ownerships of the 1960s-80s

Le Lignon, Les Avanchets, Onex-cité, Meyrin-village, Lancy, parts of the Petit-Saconnex and Carouge make up a consistent stock built between 1960 and 1985. Reinforced concrete. Plasterboard or rendered breeze-block partitions, plaster ceilings. These repeating substrates plan well. This is the heart of the between-tenancy market for property managers.

Recent buildings and new-build programmes

Praille-Acacias-Vernets, Pavillon-de-Sécheron, Pont-Rouge, Le Jonc, sectors of Plan-les-Ouates and the Grand-Saconnex have been delivering new-build programmes since 2015. Smooth substrates, certified eco paints. The finish is expected from the very first letting. We work here under raking light so no touch-up slips through.

Detached villas

Cologny, Vandœuvres, Chêne-Bougeries, parts of the Grand-Saconnex, the Petit-Saconnex and Thônex are the realm of individual houses. Full interior painting, sometimes exterior, enamel in the wet rooms. The logistics are simpler. The level of finish expected does not drop.

Geneva’s letting calendar

The market tightens twice a year. First in June-September, with the new term, diplomatic postings and the arrival of students. Then in January-February, for the winter turnover. During these peaks, we line up letting jobs with the manager’s check-out slot. For water damage, we come out quickly to assess the situation.

The central store in Le Lignon saves the back-and-forth for loading. Paints and consumables are kept on site.

Our core trade is interior painting and the work that goes with it. Exterior finishes (façades, external thermal insulation) fall outside this scope and are looked at case by case.

Good to know in Canton de Genève

Does preparation differ depending on whether a building in the canton is old or recent?
It differs a great deal. On pre-1930 stock (Eaux-Vives, Champel, Vieux-Carouge), traditional plaster and woodwork call for matched primers and joints worked by hand. The concrete estates of the 1960s-80s and the new builds with smooth substrates follow a different protocol altogether. We set the preparation against the type of substrate before we price anything at all.
Do you handle between-tenancy refurbishment for property managers across the whole canton?
It is one of our core lines of work. Refurbishing a flat between two tenants is something we do as readily on the right-bank estates (Lignon, Onex, Meyrin) as in the more affluent left-bank buildings. We work to the manager's check-out slot. Access is arranged with the caretaker or the outgoing tenant.
Can a flat be painted while it is still lived in during the works?
Most of the time, it can. We protect the furniture and floors, work room by room and favour low-VOC paints with little odour. Older buildings with high ceilings, recent co-ownerships: this phasing keeps disruption down and often lets you stay put.
Do you work on common areas and stairwells in co-ownerships (PPE)?
We do, regularly. Stairwells, entrance halls and corridors in PPE or managed buildings are routine sites for us, right across the canton. We coordinate the work with the committee or the manager to limit disruption in busy circulation areas.
