How much does a painter in Geneva cost ? The honest answer.

What really determines the price

Six factors weigh far more than the floor area of your home:

    A sound wall is quick to prepare; cracks, old wallpaper, traces of moisture or tired plaster call for preparation work that often weighs more than the painting itself.

    The actual surface to be painted

    What counts is not the floor area, but the square metres of walls and ceilings actually treated — ceiling height, number of rooms, stairwells, reveals.

    The type of finish

    A standard matt, a washable velvet, a lacquered enamel finish for a wet room or a dark shade (which calls for an extra coat) do not represent the same amount of work.

    The number of coats

    A bonding primer on an old structure, reworking the backgrounds, two finish coats: the number of passes depends on the surface and the target colour.

    Site constraints

    Occupied or empty home, furniture protection, access, a floor without a lift, a tight schedule between two tenants: all of these change the organisation.

    Filling, levelling, water-damage repair, stripping wallpaper, woodwork and radiators: everything around the painting is part of the quote.

Why an advertised « price per m² » is misleading

A price per m² announced before any visit is a commercial average. It ignores exactly the items that make the bill vary: preparation, finish, number of coats, access. As a result, it almost always ends up moving as the work goes on. A figure only has value if it is priced before work starts — that is the whole point of a detailed quote after measurement.

The cost is calculated on the actual surface, not on the floor area

An apartment with the same floor area can have very different ceiling heights, corridors and stairwells. What counts is the square metres of walls and ceilings actually painted, measured room by room.
